The Net Zero delivery gap

Targets are common.
Investable plans are not.

Many Net Zero strategies set an ambition but fail to connect it to building condition, operational requirements, capital constraints and the people who must deliver the work.

A target without a credible delivery programme remains an aspiration.
01
Weak baselinesInconsistent energy, carbon and asset evidence.
02
Technology-first thinkingSolutions selected before demand is understood.
03
Uncosted ambitionProjects lacking credible investment cases.
04
Poor sequencingDependencies between fabric, plant and power overlooked.
05
Limited ownershipNo clear implementation or verification accountability.
The Zerith approach

Use less. Improve what exists.
Replace intelligently.

Explore the six engineering-led stages that connect current building performance to a phased and measurable Net Zero programme.

STAGE 01 / 06

Establish the baseline

Build a clear picture of energy, emissions, assets and the demands they serve.

Energy and emissions profile · Asset inventory · Data-quality review
Our capabilities

From baseline to an investable transition programme.

The right decarbonisation pathway combines operational understanding, credible modelling, practical technology choices and realistic delivery support.

01 / EXPERTISE

Net Zero baselines & pathways

Establish defensible energy and emissions baselines and build technically credible reduction pathways.

02 / EXPERTISE

Energy & building modelling

Assess operational demand, fabric, comfort and system scenarios, including IES Virtual Environment modelling where appropriate.

03 / EXPERTISE

Building & process decarbonisation

Target avoidable energy use and improve controls, HVAC, plant and processes before major replacements.

04 / EXPERTISE

Heat decarbonisation

Assess heat pumps, heat networks, low-carbon sources and distribution compatibility.

05 / EXPERTISE

Renewables & storage

Evaluate solar PV, battery storage, supply arrangements and grid integration against demand profiles.

06 / EXPERTISE

Power & transport electrification

Review electrical capacity, fleet transition and EV infrastructure with resilience and operational needs in mind.

07 / EXPERTISE

Investment & programme planning

Compare capital costs, carbon benefits, lifecycle value, constraints and delivery risks.

08 / EXPERTISE

Implementation & verification

Connect business cases to design, procurement, commissioning and measured outcomes.

Invest with evidence

Carbon impact matters.
So does deliverability.

A lower-carbon solution is not always the next practical investment. Every opportunity must be judged against technical feasibility, commercial value, timing and operational risk.

ZECO-enabled intelligence

Make Net Zero progress visible.

ZECO can structure energy and carbon baselines, support opportunity registers and scenario comparison, and make delivery progress easier to communicate across portfolios.

It supports the evidence. Zerith’s engineers provide the technical assessment, judgement and delivery recommendations.

Relevant engineering experience

Experience beyond strategy documents.

Selected examples described in Zerith’s published Net Zero material demonstrate expertise spanning energy centres, low-carbon infrastructure and the transition to electrified transport.

University accommodation

Net Zero student accommodation energy centre

Engineering and project-management experience on a central energy centre integrating combined heat and power with renewable biomass and coordinated operation.

Custodial estate

Low-carbon energy centre strategy

An energy-centre strategy for a custodial expansion, described in Zerith’s published material as delivering approximately 60% lower carbon emissions against its project baseline.

Commercial transport

Electric vehicle infrastructure and market entry

Technical due diligence and transition planning connecting vehicle deployment to manufacturing, renewable-energy and charging infrastructure.

Rapid charging

High-capacity Net Zero charging concept

Concept-stage support for multiple simultaneous 350 kW chargers, balancing on-site generation, dispatchable energy and site resilience.

These are published experience examples; project outcomes, scopes and baselines depend on the individual project. No general savings guarantee is implied.

Frequently asked questions

Clear answers. Practical next steps.

Get clarity on scope, investment, engineering dependencies and how the pathway is taken into delivery.

What should a credible Net Zero strategy include?
A reliable energy and carbon baseline, practical opportunities to reduce demand, technically tested decarbonisation options, capital and lifecycle implications, delivery responsibilities and a phased programme with measurable milestones.
How much does a Net Zero roadmap cost?
The scope depends on the size and complexity of the estate, the condition of available information, and the modelling and engineering detail required. Zerith can define a proportionate scope after an initial discussion.
Can you support an existing sustainability or estates team?
Yes. Zerith can work alongside in-house energy, estates, finance and sustainability leads to supply engineering evidence, investment analysis and delivery assurance.
Do we need to replace gas boilers immediately?
Not necessarily. A credible heat transition considers remaining asset life, existing heat demand, operating temperatures, electric capacity, efficiency improvements and the timing of other estate works before selecting solutions.
Can ZECO replace engineering surveys or modelling?
No. ZECO supports organising and comparing energy and carbon information, opportunities and progress. Engineers still need to review building systems, assumptions, feasibility and investment recommendations.
How is progress verified?
Use appropriate baselines and monitoring, with adjustments where relevant for weather, occupancy, production or operational changes. The method is agreed to suit each measure and available data.
